About the RolePerforms /contracts preventative maintenance work and identifies routine repairs to electrical, plumbing, structural, mechanical, and security systems. Provides effective oversight and record-keeping for building components, equipment service contracts, after-hours emergency repairs, and maintenance. Maintains maintenance records and administers the maintenance requisition system.

Compensation: $26 - $30/ hour

Role Responsibilities:

  • Responsible for regular elevator service checks and emergency access and lowering procedures.
  • Ensures ongoing efficient building performances.
  • Executes the Preventative, Restorative, Corrective and Capital maintenance program.
  • Performs regular inspections of the building and its components.
  • Reports all maintenance issues and updates to the General Manager daily.
  • Services via email and weekly reports in MS word format.
  • Confirms satisfactory completion of jobs.
  • Solicits 3rd party cost estimates.
  • Codes and submits all invoices to accounts payable.
  • Verifies packing slips.
  • Keeps liaison with Director of Support Services.
  • Sets up and maintains the master key and fob system, entry/exit pass and graduated security passwords for building.
  • Follows approved procedures in issuing and canceling security access.
  • Provides building access for contractors and ensures effective liaison with the leadership team to minimize resident disruption and equipment downtime.
  • Must be available after hours for emergencies.
  • Administers operation of heating and cooling units, troubleshoots problems, ensures seasonal service to evaporative cooling units, belts and motors, lubricates bearings and monitors operation of air handling units.
  • Ensures clean air intakes and filters to mechanical units.
  • Performs minor repairs to buildings, fixtures and equipment to help troubleshoot problems, replacing bulbs and supervises onsite projects with contractors.
  • Performs / arranges plumbing repairs including leaks, unplugging toilets, drains and fixtures, replacing valves and installing replacement fixtures including sinks, toilets and minor commercial equipment.
  • Troubleshoots plumbing problems and coordinates the scheduling of warranty service calls.
  • Maintains and updates the building services manual for, fire safety and emergency preparedness plan in conjunction with the General Manager, MSDS and an accurate inventory of furnishings, equipment, tools and materials.
  • Ensures the safe operation and storage of maintenance tools and equipment.
  • Moves medical and other furniture and assists residents to personalize their space.
  • Acts as part of the emergency preparedness team on site for all emergencies such as, fire, earthquake, wildfire evacuations, and bomb threats.
  • Performs interior and exterior painting including repair, painting, ensuring weatherproofing of all doors and windows, etc.
  • Applies caulking to windows, doorframes, and siding.
  • Repairs wall coverings, floor tiles, carpet and sheet flooring.
  • Ensures interior and exterior signage and lighting is correct and in place.
  • Ensures specific structural maintenance procedures are followed.
  • Directs approved contracted services including capital projects for the site.
  • Performs other duties such as but not limited to:
  • Generator monthly testing;
  • Common area interior painting;
  • Grounds -maintenance of lawn/snow removal walkways/garden maintenance, as required or directed;
    • HVAC Filter changes;
    • Building Mechanical Systems Routine Inspection;
    • Laundry vent and Filter cleaning, monthly;
    • Laundry Room monthly inspections;
    • Exterior window washing;
    • Gutter cleaning;
    • Grounds cleanup;
    • Garbage recycle sorting and removal from building to bins
  • Any other work required to ensure the safety and quality of the building is intact.

Necessary Education and Experience:

  • High school graduation.
  • A post-secondary trades certification in electrical, plumbing, HVAC, or other building trades certification would be an asset.

Skills for Success:

  • Good interpersonal communication skills.
  • High computer literacy with MS office software.
  • Functional familiarity with building maintenance and monitoring software.
  • Excellent communication skills and English proficiency.
